Your Costa del Sol Property Tax Deadline Is 16 September. Your Direct Debit Was Due in August.

If you own in Marbella, Estepona, Nerja, Manilva, Casares or Benahavís, your IBI — the annual property tax is due by Wednesday 16 September, and a late payment adds at least 5% to whatever is unpaid.

That is the deadline for every town that hands its collection to the Patronato de Recaudación Provincial de Málaga, the provincial collection agency, a list that also includes Torremolinos, Rincón de la Victoria and Vélez-Málaga. Other towns on the Costa run other dates. Confirmed September 2026.

Last year the province moved the same date. On 29 August, Estepona's town hall said it had asked for more time. The regional press reported an extension on Friday 12 September, and the Patronato posted it on Monday 15 September, the day before the original deadline.

Anyone who had planned around a reprieve got one, with a day to spare. Our read is that the date is soft and the surcharge ladder under it is not: the collector decides late, and if it decides nothing, the 5% is due on the 17th.

Spain's General Tax Law gives bills like this a default window of 1 September to 20 November and lets the collecting body move it, provided the window is at least two months long. The Patronato moves it to 16 June to 16 September.

Its 2026 calendar keeps the right to change the dates again when it judges that convenient. No 2026 extension had appeared on the Patronato's news page at the time of writing; until one does, the published date stands.

The ladder is article 28 of that law, calculated on the unpaid tax rather than the property's value, and only one of its three rates applies at a time. Pay after the window shuts but before an enforcement order arrives and the recargo — surcharge is 5%, with no interest.

Once the providencia de apremio — enforcement order arrives, it carries its own payment date, five to twenty days out, and paying by then costs 10%. After that it is 20% plus interest. On an illustrative €1,200 bill: €60, €120 or €240, and only the last carries interest.

The provincial date is only provincial for the towns that delegated. Four of the biggest towns on the Costa did not, and they run their own calendars.

Málaga city collects through its own office, Gestrisam, and splits the bill in two; the second half, for anyone not on direct debit, runs to 5 October. Benalmádena's town hall collects IBI with the household waste charge until 20 October. Mijas runs from 16 March to 20 November.

Fuengirola splits it 70/30; the first instalment closed on 20 August. The second, 1 October to 18 December, applies only to owners not registered as residents there or who missed the first window; residents of a year or more who paid on time and owe nothing have the 30% covered.

A Fuengirola owner who read a "16 September" headline and relaxed is already past their date, and a Fuengirola resident who paid in July may owe nothing more. Confirmed September 2026.

Legally, you were notified on 15 June, when the province published the 2026 tax rolls and the collection notice in its official bulletin. That is how periodic bills work once the first one reached you individually, and we set out the electronic side of it in March.

Paper still goes to individuals with no direct debit, no payment plan and no electronic preference, at the registered tax address. If that address is the empty flat, the notice is on the mat and the bill is unpaid.

The Patronato's rules remove three prompts you may have relied on. It no longer posts a paper notice to direct-debit payers. It takes the charge about 35 days before the window closes, so this year's went, or bounced, around 12 August.

If it bounced, the Patronato cancelled the direct debit, and its rules say it does not have to tell you. Your bank may have flagged the failed charge. The next thing from the agency with your name on it is the enforcement order, at 10%.

If your town is on the provincial list and you pay by direct debit, check the August bank entry rather than the balance. An old mandate and a healthy account are reassuring things to have. Neither is a receipt.

If the charge failed, or you never had a direct debit, pay the bill by the 16th. The payment document works by card through its QR code, through your bank's app or ATM, at the banks named on it, or at the Oficina Virtual Tributaria — the Patronato's online tax office.

Without the document, use the online office's Obtener documento de pago — obtain payment document. It issues a copy against your NIF and the property's cadastral reference, and the taxpayer line on 951 957 000 can do the same.

If you want next year to be automatic, set up a domiciliación — direct debit now and read it as a 2027 arrangement: the Patronato says a mandate received after this year's bank file was generated takes effect the following year.

One snag as we went to print: the online office's direct-debit form is switched off. The Patronato's workaround is to attach its form to a general request on the same site, or use the phone line, your bank or an office. Marbella's is at Avenida de Ricardo Soriano 68.

Mijas and Fuengirola take 5% off for direct debit; in the provincial towns it depends on your own town's ordinance.

If a reprieve comes this year it will come late, at the town halls' request, after the 5% would have been due. Check that this year's bill is paid, treat the 16th as final if it is not, and keep our IBI guide for the calculation behind the charges.
